What Equipment Actually Costs
We quote equipment per room, not per house. A tier’s starting price covers a starting scope — here’s the real gear, what it costs, and what a whole home adds up to.
Starting scope

2-3 rooms done properly — presence and lighting — plus the house baseline: a smart lock, leak sensors, and the Caseta bridge if you go Lutron. This is what Essential’s “from” price assumes — higher tiers start with a larger scope.

Presence in most rooms, lighting on most loads, voice in 3-4, air quality in 2-3, locks and leak sensors. Cameras (Home+ and up) are quoted separately. Roughly 9 rooms.
Per room: about $100–130 with z-wave switches, $120–150 with Lutron Caseta — presence sensor plus one lighting load.
